Living together

Oberbillwerder consists of five quarters that are intentionally different in character. A total of 6,000 to 7,000 residential units of various types, owners and uses make it possible to meet a wide range of living requirements: The townhouse by the water, the affordable apartment in the urban centre, inclusive forms of living, the trainee residence or the detached house amidst greenery are just a few examples of the varied offerings. This diversity enables the implementation of Hamburg’s one-third mix – subsidised housing, rental housing and owner-occupied housing – in the various locations. A new centre of life is emerging here for families, senior citizens, students, people on low incomes, people with disabilities and other target groups. IBA Hamburg also wants to respond to future living environments with flexible floor plans or a combination of living and working. In addition, a large proportion of the land on offer is for building communities.

Living together socially

Die Planung für Oberbillwerder will die Lebensqualität sowohl der künftigen Bewohner:innen als auch der Anwohner:innen der angrenzenden Stadtteile im Blick haben. Hierfür bietet der Stadtteil urbane Vielfalt für das soziale Leben: Vielfältige und niedrigschwellige Angebote in den Bereichen Freizeit, (Stadtteil-) Kultur, Bildung, Gesundheit, Soziales, Sport und Nachbarschaft sowie attraktive Räume mit Mitgestaltungs- und Teilhabemöglichkeiten machen den Stadtteil für Menschen lebenswert.

Oberbillwerder will also become a place for innovative work, collaborative learning, creative industries and cultural production: affordable spaces for modern forms of work (e.g. co-working and shared offices) and small-scale production sites for the creative industries and culture (e.g. studios, workshops and rehearsal rooms) can be created here. The interaction between people will be promoted through service-related and spatial networking.

Work and education

Oberbillwerder will offer a wide range of jobs and educational facilities. Among other things, a campus of the Hamburg University of Applied Sciences (HAW Hamburg) with a faculty of life sciences is planned here. Complementary uses, such as commercial or social uses, are integrated within the university area, contributing to spatial and functional integration with the district. At least 14 daycare centres, two primary schools and the Education and Meeting Centre (BBZ) are planned, which will combine a district school, a grammar school and extracurricular uses for all residents of the district. An open district school playground will be available to residents and visitors (especially outside school hours).

Additional jobs can be created through centre-relevant and residential infrastructure (e.g. retail, hairdressers, opticians, pharmacies, services, restaurants). In addition, space is planned for a craftsmen’s yard, offices, co-working spaces and medical care.
